To allow a motor vehicle fuel station with a drive-through facility and sign modification in the B-1 zoning district.  The site is located on the northwest quadrant of the intersection of Ashton Ave. and Sudley Manor Dr. The SUP area consists of +/-3.4 acres of the +/-10.5 acre property that is identified on county maps as GPIN 7697-20-1003.  The site is zoned B-1, General Business and is designated REC, Regional Employment Center on the Long-Range Land Use map.  Gainesville Magisterial District

B. Comprehensive Plan Amendment PLN2012-00229, Bell Property  
To change the Long-Range Land Use designation in the Comprehensive Plan of +/- 127 acres from SRR, Semi-Rural Residential and ER, Environmental Resource to SRL, Suburban Residential Low and ER, Environmental Resource. The site is located on the northwest side  of Catharpin Rd. approx. 900 feet north of its intersection with Fieldstone Wy. and is identified as GPINs 7398-96-4050 and 7398-76-8206. Gainesville Magisterial District

C. Rezoning PLN2013-00080, Regency at Catharpin Creek 
To rezone +/- 102 acres from A-1, Agricultural to PMR, Planned Mixed Residential to allow the development of an age-restricted community with a maximum of 230 single-family detached homes. The site is located on the northwest side of Catharpin Rd. approx. 900 feet north of its intersection with Fieldstone Wy. and is identified as GPINs 7398-96-4050 and 7398-76-8206. There is a companion Comprehensive Plan Amendment (CPA #PLN2012-
00229, Bell Property) which seeks to redesignate +/- 127 acres from SRR, Semi-Rural
Residential and ER, Environmental Resource to SRL, Suburban Residential Low and ER,
Environmental Resource. Gainesville Magisterial District

D.  Rezoning PLN2013-00329, Sills Property/Hornbaker Industrial Park
To rezone +/-0.86 acres from A-1 to M/T, Industrial Transportation and to rezone +/-0.86 acres from M/T, Industrial Transportation to A-1, Agricultural.  The proffers from REZ #PLN2008-00354 will be amended to include the area proposed to be rezoned to M/T.  The site is located on the northeast corner of the intersection of Mike Garcia Dr. and Braden Dr.  The site is identified as GPINs 7596-80-3994(part), 7596-80-4378(part) & 7596-80-2363, and is designated EI, Industrial Employment, in the Comprehensive Plan.  Brentsville Magisterial District

E.  Public Facility Review PLN2013-00389, Berry Property Sewer Extension
To extend sewer to a vacant parcel, located at 13301 Fitzwater Dr., approx.. 1500’ west from the intersection of Nokesville Rd. and Fitzwater Dr.; and identified as GPIN 7493-19-9643.
The site is zoned A-1, Agricultural and is designated AE, Agricultural or Estate in the
Comprehensive Plan. Brentsville Magisterial District
